Gated Communities in San Antonio and Boerne: What the Records Show
Four gated communities near San Antonio and Boerne have association or county records we could check: The Dominion, Champions Ridge, Oakland Heights and Cordillera Ranch. This guide shows what those records confirm, what they leave open, and which documents settle the rest for a specific home before your option period ends.

The short version. We documented four gated communities with records from their own associations or from the county: The Dominion and Oakland Heights on the northwest side of San Antonio, Champions Ridge in the Stone Oak and US 281 area, and Cordillera Ranch on the Boerne and Kendall County side. This is not a complete list of gated communities in the region, and it is not a ranking. A gate tells you about the entrance. It does not tell you who owns the streets, what the association charges, which city or utility serves the house, or what the taxes are. Those answers come from documents tied to the specific property, and we list them below.
This guide is for buyers who want a gated subdivision and need to know what owning there involves: which subdivisions have documented gates, whether the streets are private, what the dues are, whether gates make a place safer, and whether gated homes cost more. Sources were read by October 23, 2026. For how private streets, wells, septic systems and floodplain checks work in general, see our guide to gated streets, wells and septic near San Antonio and Boerne. This page applies those checks to specific communities.
How to read the fact rows
Each community below gets the same rows. Every row has a status:
- Verified means the named source supports that exact statement, as of the source's date.
- Unknown means we did not find evidence that settles it. It does not mean the thing is absent. Each unknown row says where a buyer can check.
We publish no estimates in these rows. The area headings (northwest I-10, Stone Oak and US 281, northwest Loop 1604, Boerne and Kendall County) are our own grouping to help you find a community. They are not legal boundaries.
A few terms used below. ETJ (extraterritorial jurisdiction) is the area just outside a city's limits where the city has some authority but is not the full city government. A recorded plat is the subdivision map filed with the county clerk; it shows whether streets were dedicated to the public. A resale certificate is the package an association provides for a sale, covering assessments, fees and finances.
Northwest San Antonio near I-10 and Camp Bullis: The Dominion
The association's official website documents staffed gates, and its 2020 resident booklet names the association. The website also says Dominion Country Club membership is separate from HOA dues, so buying in the subdivision does not by itself include club privileges.
| Fact | Status and what the record shows | Where to check |
|---|---|---|
| Gate | Verified: staffed gates, per the association. Unknown: current staffing and hours at each entrance. | The HOA office. |
| Streets | Unknown. The HOA website describes its roads as private, but a website is not the recorded plat, and it does not settle every street or section. | The recorded plat and amendments at the Bexar County Clerk, matched to the property's legal description. |
| Association | Verified: The Dominion Homeowners Association, Inc., per the resident booklet. | The current management certificate and the resale certificate for the home. |
| Dues and fees | Unknown. We did not confirm a dated, current assessment and transfer-fee schedule, so we quote no amount. | The association's dues page, its 2026 fee schedule, and a current resale certificate, which controls. |
| County; city or ETJ | Verified: Bexar County, per the TREC association registry. Unknown: city limits or ETJ for a specific parcel. | The TREC HOA registry, and current City of San Antonio GIS boundary records. A mailing address does not decide this. |
| Tax units and rate | Unknown. No neighborhood-wide rate is published here. | The Bexar Appraisal District record for the parcel, its tax statement, and each taxing unit's adopted rate. |
| Water and wastewater | Unknown for any specific parcel or section. | SAWS service-area information, the provider itself, and TCEQ public water system records for the address. |
| Fire and EMS | Verified for 2020 only: the resident booklet reported City of San Antonio fire and EMS protection. Unknown: current coverage for a specific address. | The current official fire and EMS jurisdiction for the address. |
Stone Oak and the US 281 corridor: Champions Ridge
Stone Oak is not one gated subdivision, so the area name does not tell you whether a given street is behind a gate. The documented example here is the Champions Ridge association. Its official FAQ refers to a guardhouse and entrance-gate equipment, and its management page names Diamond Association Management as manager. The association says the manager's duties include administering common-facility maintenance, collecting assessments, budgeting and keeping financial records. That does not tell you who owns or maintains a particular street. For the wider area, see our Stone Oak page.
| Fact | Status and what the record shows | Where to check |
|---|---|---|
| Gate | Verified: a guarded entrance, based on the FAQ's guardhouse reference. Unknown: staffing hours and current arrangements at each entrance. | The association's contact page. |
| Streets | Unknown. We did not inspect the recorded plat. A gate is not a finding about street ownership. | The recorded plat, later replats and dedication notes at the Bexar County Clerk. |
| Association | Verified: Champions Ridge Homeowners Association, managed by Diamond Association Management. | The current management certificate and the resale certificate for the home. |
| Dues and fees | Unknown. We did not confirm a current, dated assessment and fee schedule. | The manager, the current budget, the adopted assessment notice, the transfer-fee schedule and the resale certificate. |
| County; city or ETJ | Verified: Bexar County, per the TREC association registry. Unknown: city limits or ETJ for a specific parcel. | The TREC HOA registry, and current City of San Antonio GIS boundary records. |
| Tax units and rate | Unknown. A general Stone Oak rate is not a substitute. | The Bexar Appraisal District record, the tax statement, and each taxing unit's adopted rate. |
| Water and wastewater | Unknown for any specific parcel or section. | SAWS service-area information, the provider, TCEQ records and the home's utility documents. |
| Fire and EMS | Unknown for any specific address. A guardhouse or HOA contact is not an emergency-service provider. | The government fire and EMS jurisdiction for the address. |
Northwest Loop 1604: Oakland Heights
The association's management-hosted gate page refers to gate remotes and access codes, which documents electronic gate access. Its governing-documents page sends sale-related requests to a resale-document contact. The documents posted online are not a substitute for the full, current package you receive in a sale.
| Fact | Status and what the record shows | Where to check |
|---|---|---|
| Gate | Verified: electronic access gates, based on the management page's references to remotes and access codes. Unknown: any guard staffing or other current entrance arrangements. | The association's manager. |
| Streets | Unknown. We did not inspect the recorded plat. | Recorded plats, replats and dedication notes at the Bexar County Clerk, matched to the legal description. |
| Association | Verified: Oakland Heights Owners Association, Inc., per the TREC association registry; the management-hosted site uses the name Oakland Heights Owners Association. | The TREC HOA registry, and the resale certificate, which confirms the entity for the home. |
| Dues and fees | Unknown. We did not confirm a dated assessment and complete fee schedule. An undated equipment charge is not a dues schedule. | The management company: the adopted assessment notice, budget, transfer-fee schedule and resale certificate. |
| County; city or ETJ | Verified: Bexar County, per the TREC association registry. Unknown: city limits or ETJ for a specific parcel. | Current City of San Antonio GIS boundary records, using the legal parcel rather than the ZIP code. |
| Tax units and rate | Unknown. No corridor-wide rate is published here. |
| The current official fire and EMS jurisdiction for the address. |
Boerne and Kendall County: Cordillera Ranch
The property owners association's May 13, 2026 annual-meeting presentation (pages 9 and 10) covers a refresh of the Kreutzberg entrance and shows its gate. Kendall County's August 12, 2024 meeting minutes record water and sewer through GBRA for one small set of lots. That record applies only to those lots, not to the whole community. GBRA does list a Cordillera Ranch wastewater treatment operation, but a system existing in the area does not mean every lot connects to it. For Boerne more broadly, see our Boerne page and our guide to verifying HOA dues in Boerne and Fair Oaks Ranch.
| Fact | Status and what the record shows | Where to check |
|---|---|---|
| Gate | Verified: a physical entrance gate at Kreutzberg, in the dated May 13, 2026 presentation. Unknown: staffing, hours and arrangements at all entrances. | The property owners association. |
| Streets | Unknown. We did not inspect a recorded plat for any property or section. County minutes that mention a private roadway elsewhere do not settle a specific parcel. | The recorded plat, amendments and road-dedication notes at the Kendall County Clerk. |
| Association | Verified: Cordillera Ranch Property Owners Association, Inc., per its document library and the TREC association registry. | The current certificate and any supplemental instruments that apply to the property. |
| Dues and fees | Unknown. We did not confirm a dated assessment and complete fee schedule. The annual financial presentation is not a dues schedule for a specific lot. | The association's assessment notices, current budget, any supplemental assessments and the resale certificate. |
| County; city or ETJ | Verified: Kendall County, per county subdivision records. Unknown: city limits or ETJ for a specific parcel. | Current City of Boerne and other applicable boundary records. A Boerne mailing address does not decide this. |
| Tax units and rate | Unknown. No single rate is published here for the whole community. | The Kendall Appraisal District record, the tax statement, and each taxing unit's adopted rate. |
| Water and wastewater | Verified, one historical example: the August 12, 2024 minutes list water and sewer through GBRA for Unit 302, Block A, Lots 9 and 10, proposed to become Lot 10A. Unknown: service for any other property or section. | The current legal lot, a GBRA service confirmation, and any well or septic (OSSF) records. |
| Fire and EMS | Verified at county level: the Bergheim Volunteer Fire Department FAQ says Kendall County EMS provides countywide EMS. Unknown: the fire-response assignment for a specific address. | The fire district or department for the address, and Kendall County EMS. A nearby station is not proof of assignment. |
What a gate means for ownership costs
None of the four communities had a current, dated cost picture we could publish: no confirmed dues amounts, no combined tax rates, no utility costs. Here is how to build that picture for a specific home.
Association costs come from the resale certificate
Under Texas Property Code Section 207.003(b), the resale certificate for a covered sale must disclose the frequency and amount of regular assessments, approved special assessments, unpaid amounts owed for the property, approved capital spending for the current year, reserves, the current operating budget and balance sheet, and transfer-related fees. Read the whole picture, not just the dues line. Do not estimate one owner's dues by dividing the association's revenue by the number of homes.
Streets and gates, if the association owns them
Not every gated community owns its streets, and dues do not necessarily cover future replacements. If the recorded documents make the association responsible for streets, gates or related shared facilities, compare those duties with its budget, reserves, insurance and approved capital work. The law requires the certificate to disclose reserves and spending; it does not mean the reserves are enough. One useful question for the association: are any repairs or assessments being discussed, even if they are not yet approved? Section 207.003(b)(3) covers special assessments that were approved before the certificate was delivered and are due after it, which is not a promise that no new ones will come.
Taxes need the exact parcel
A combined tax rate is only meaningful for an exact parcel and tax year, with every taxing unit's rate for that same year. None of our four examples met that bar, so we publish no rate. Do not mix one year's list of taxing units with another year's rates, or treat a city rate as the whole bill. Our guide to MUD, PID and special-district tax rates around San Antonio explains the units (a MUD is a municipal utility district; a PID is a public improvement district), and our property tax calculator can help once you have the parcel's rates.
Utilities need the exact address
A provider working in an area does not mean it serves every parcel there. TCEQ says its former Drinking Water Watch site has been decommissioned and directs users to its newer Drinking Water Viewer for public water system checks.
Documents to request before your option period ends
Ask for these early, and check your contract's actual dates separately:
- The recorded plat, any replats and dedication notes, matched to the property's legal description.
- The complete recorded dedicatory instruments (the association's governing documents), amendments, and any supplemental or sub-association documents.
- A current resale certificate, the restrictions, bylaws and association rules.
- The current operating budget, balance sheet, disclosed reserves and approved capital spending.
- Approved special assessments, remaining balances, payment dates and all transfer-related charges.
- Any road and gate maintenance agreements, reserve studies or replacement plans.
- Confirmation of the parcel's taxing units, city or ETJ status, utility providers and emergency-service providers.
Timing. Section 207.003(a) and (a-1) generally requires the association to deliver the information by the tenth business day after a qualifying request, and the association may first ask for reasonable proof that you have a contract or other right to buy. That may or may not fit inside your option period. Requesting documents does not extend an option period or give you a right to terminate by itself.
The TREC addendum. TREC publishes an Addendum for Property Subject to Mandatory Membership in a Property Owners Association. TREC's listing shows form 36-11, effective July 1, 2026, and not for condominiums; the final PDF replaces 36-10. Paragraph A has four numbered choices for how the subdivision information is handled. Which one is signed, and the dates negotiated, matter, and the addendum's document-related termination timing is separate from the option period. Read the signed addendum for your own deal; we do not interpret it here. Our earnest money and option period guide covers how the option period works.
Condominiums are different. Chapter 207 does not cover condominium associations governed by Chapters 81 or 82, and Chapter 209 also excludes condominiums, with other exceptions of its own. The two chapters do not have identical tests, so do not assume the single-family rules apply to a condominium inside a larger gated community.
City rules on private streets. We did not confirm the current wording of the City of San Antonio's private-street and gate provisions, so we do not quote them. You can read the current Unified Development Code directly.
Questions to ask about the gate
We do not publish any community's gate procedures. Ask the association, and the fire or emergency provider where it applies:
- How do visitors get authorized entry?
- How are deliveries and regular service visits handled?
- Which entrances can each type of visitor use?
- What happens during a power or equipment failure?
- How is emergency access coordinated with the responsible agencies?
- Are gate equipment, replacement remotes or cards, or other access items charged separately?
Are gated communities safer?
We do not rate neighborhood safety, and we make no safety claim for any community here, gated or not. You can look up an address yourself with public tools, keeping in mind what each one measures:
| Tool | What it is | Limit |
|---|---|---|
| SAPD transparency and open data | Links to the San Antonio Police Department's Community Crime Map and other public data. | Use it for your own address-specific review, not as a ranking. |
| City of San Antonio police response dashboard | Police activity information. | The City says it is not meant to show crime, and a call does not necessarily mean a crime occurred. |
| Bexar County Sheriff's Office incident data | Service information describing calls for service for the last 30 days. | Calls for service are not the same as confirmed crimes, and this is a data service, not a consumer dashboard. |
Do gated homes cost more?
This research does not establish whether a gate adds to price. A fair answer would need MLS data, a defined set of comparable sales and a stated sample count, and we have not published that here. If you are weighing a gated home against a similar one outside a gate, ask us and we will pull a dated MLS comparison for your search, with the sample size shown.
A quick checklist for any gated listing
- Confirm the gate type for that entrance with the association, not the listing.
- Check the recorded plat for who owns the streets.
- Get the resale certificate and read assessments, special assessments, reserves and transfer fees together.
- Look up the parcel's taxing units and that year's rates.
- Confirm the water, wastewater and fire providers for the exact address.
- Ask the gate questions above.
- Check your option period dates against the association's delivery timing.
For the mechanics behind these checks, including wells, septic and floodplain, see our gated streets, wells and septic guide.
What we have not verified
For all four communities we have not confirmed: who owns the streets under the recorded plat; current dated dues and fee schedules; city limits or ETJ status for a specific parcel; complete taxing-unit lists and 2025 or 2026 combined rates; current water and wastewater service, except the one historical Cordillera Ranch lot record; current fire assignments; and current staffing and arrangements at every entrance. We also have not confirmed the current City of San Antonio private-street code text, whether gates affect price, or how the TREC addendum applies to any specific contract. Records can change after the dates shown. If you find a record that settles one of these, tell us.
Questions about gated communities near San Antonio and Boerne
Which gated communities near San Antonio and Boerne are documented here?
Four, each with association or county records: The Dominion and Oakland Heights on San Antonio's northwest side, Champions Ridge in the Stone Oak and US 281 area, and Cordillera Ranch in Kendall County near Boerne. It is not a complete list of gated communities in the region.
Are the streets in a gated community private?
Not necessarily. A gate and street ownership are separate questions. The recorded plat at the county clerk, matched to the property's legal description, shows whether streets were dedicated to the public.
How much are HOA dues in these gated communities?
We did not confirm a current, dated dues schedule for any of the four, so we quote none. The resale certificate for the specific home lists regular and special assessments, transfer-related fees, the budget and reserves.
Are gated communities safer?
We do not rate safety and make no safety claim for any community. You can review an address with the San Antonio Police Department's public data tools or the Bexar County Sheriff's Office calls-for-service data, keeping in mind that a call for service is not a confirmed crime.
How long does an HOA have to deliver the resale certificate in Texas?
Texas Property Code Section 207.003 generally requires delivery by the tenth business day after a qualifying request, and the association may first ask for proof of your right to buy. Requesting documents does not extend your option period.
