Why a home's tax can change after it sells

Texas limits how fast a homestead's taxable value can rise, but that limitation belongs to the owner who claimed it, not to the house. Under Tex. Tax Code 23.23(c) the prior owner's limitation expires on January 1 of the tax year after a change of ownership, and the property is appraised at market value with no cap and no inherited exemption.

A homestead exemption works the same way. It belongs to the person who claimed it and ends with their ownership, so the current owner's bill can sit either above or below what the next owner is billed. An owner-occupant's exempted bill can understate it; a rental owner's unexempted bill can overstate it.

Where taxes are collected through an escrow account, the monthly amount is set from an estimate and reviewed periodically by the servicer. If an account turns out to be short, how that is handled is set by the loan servicer under its own rules. This page does not estimate escrow, and nothing here is an escrow analysis.

It is the annual county tax at the price you enter, with the exemptions you tell it to assume. It is not a bill, and it is not a comparison unless you give it a real bill to compare against.

Common questions

Does the current owner's homestead exemption carry over to me?

No. It belongs to the owner who claimed it and ends with their ownership. That is also why their bill can mislead in either direction: an owner-occupant's exempted bill can understate what you are billed, and a rental owner's unexempted bill can overstate it.

Why does the calculator refuse to compare without a current bill?

Because a comparison needs a number that was observed rather than assumed. Without one, the page can estimate future tax but cannot tell you whether the tax on that address goes up or down, and showing a zero difference would state something it does not know.

Does filing a homestead exemption stop the increase?

It reduces taxable value and it starts a 10% annual cap on the homestead's appraised value going forward. It applies to the new market value rather than restoring a prior owner's capped value.

Is 2.27% the right rate to use for San Antonio?

That is roughly the combined rate before exemptions. Because each unit applies a different exemption, the effective rate on an owner-occupied home is lower. The calculator shows the effective rate for the values you enter.

Two houses at the same price had different tax bills. Why?

School district rates differ across the county, and a home in unincorporated Bexar County is not billed a city rate at all. Those two factors move the bill more than anything else on this page.

Can you tell me what my monthly payment will be?
