You can ask for help before you miss a payment. Start with your mortgage servicer and an independent housing counselor to understand your options.
What should I do first?
- Call your servicer. Use the number on your mortgage statement. Ask for the team that handles payment hardship or loss mitigation.
- Ask what to submit and when. Explain what changed and whether it is temporary. Request application instructions and deadlines. Open every letter from your servicer and keep copies of notices and your responses.
- Get independent help. A HUD-approved housing counseling agency can help you review options and work with your servicer. Foreclosure-prevention counseling is available at no cost.
Neighborhood Housing Services of San Antonio
NHSSA offers confidential foreclosure-prevention counseling, help working with your servicer, and a plan of action. Complete its counseling packet before scheduling, and ask which other documents are required.
HUD Housing Counseling

Can I keep my home?
Ask your servicer about repayment plans, loan modification, or forbearance. Availability depends on your loan and circumstances. Forbearance temporarily reduces or pauses payments; it does not forgive the debt. Ask how missed amounts, interest, and repayment will be handled. Understand forbearance before agreeing.
What if selling makes more sense for me?
You can compare a sale with options for staying. Velvet Realty Group can help estimate market value and selling costs; your servicer supplies the payoff. If you hire Velvet to sell, brokerage compensation is agreed in a separate listing agreement. If proceeds would not cover the debt, a short sale requires approval from your servicer and the owner of your loan. Get legal and tax advice about any remaining debt. What if I have a foreclosure notice or legal papers?
Contact your servicer, a housing counselor, and a qualified attorney promptly. Keep the notice and check its deadlines. Find legal-help resources through the CFPB.
How do I avoid mortgage-relief scams?
Free help is available through your servicer or a HUD-approved housing counseling agency. Be cautious about upfront fees, guaranteed results, requests to transfer your title, or instructions to stop paying your mortgage or pay someone other than your servicer.
