North New Braunfels and the Creekside Corridor: An Area Guide
"North New Braunfels" and "Creekside" are useful ways to point at a part of town, but neither one tells you a property's city limits, school zone, utilities, flood map or taxes. This guide gives the named roads, trails and records that official sources do support, and the checks to run on any address here.

The short version. No official source we used draws one boundary around "north New Braunfels" or "Creekside," and none assigns one city status, school district, utility provider or tax jurisdiction to everything marketed under those names. What the records do support is a set of named anchors: I-35, FM 306 and FM 1101 on the City's road plan, the Creekside Town Center development, the Alligator Creek Trail between Goodwin Lane and Orion Drive, and Northwest Park on FM 1102 south of Conrads Lane. For any home or rental here, start with the exact address and check each question separately.
The research behind this guide used official City, school district, utility, appraisal district, county clerk and FEMA sources, accessed October 31, 2026. Source dates are given where the source shows one. We do not publish market figures for this area; see the note near the end.
Where is north New Braunfels?
There is no official answer, so we use named places as reference points, not as a perimeter. Not every property near one of these places belongs to the same neighborhood, district or service area.
- I-35, FM 306 and FM 1101. All three appear on the City's 2025 Thoroughfare Plan Update map, dated December 23, 2025. The map separates existing roads from proposed ones and shows municipal-boundary categories. A proposed road on that map is a planning designation, not a road that is funded, approved or built.
- Creekside Town Center and Creekside Way. A named development; more on it below.
- Goodwin Lane and Orion Drive. The two ends of the opened Alligator Creek Trail segment.
- FM 1102 south of Conrads Lane. Where the City locates Northwest Park.
Creekside Town Center
Creekside Town Center is a development name in City records, not a residential boundary or a legal jurisdiction. The City Council agenda for May 14, 2026 included File 26-591, "Presentation and update on the Creekside Town Center Development" (City legislation record). Earlier City Council minutes, from October 12, 2015, place 225 Creekside Way within Creekside Town Center (City minutes).
That is as far as the records we used go. We did not document which businesses operate there today, what is open or planned, or the development's full boundary.
Trails and parks
Alligator Creek Trail
On August 22, 2025, the City announced the opening of the Alligator Creek Trail between Goodwin Lane and Orion Drive: a 1.1-mile trail with a 10-foot-wide concrete path for walking and bicycling, with benches, signage, trash cans and dog-waste stations (City announcement). The City's facility directory lists the trail at "End of Escarpment Oak."
Two limits apply. The same announcement describes a later extension under Goodwin Lane, and we did not verify that the extension is finished. And an opening announcement does not tell you whether a trail is temporarily closed on a given day, or whether a particular property has a public access point.
Northwest Park
The City locates Northwest Park along FM 1102 south of Conrads Lane, in an October 2025 announcement seeking public input on the park's plans (City announcement). On October 26, 2026, the City announced that natural-surface trails at Northwest Park are officially open (City release).
We are not reporting the park's acreage, trail mileage, trailhead address or full list of facilities. Official materials we reviewed differ on acreage, and the earlier plans describe amenities that are not proof of what has been built. Check the City for current hours and access before you go.
Planned connections
The City's Park Development page describes an envisioned Alligator Creek trail system east of I-35 and proposed connections involving the Creekside area. That is planning language. We did not verify a completed trail network, a continuous walking route between the places above, or direct neighborhood access to any of them. Planning pages can also lag behind openings: the same page still uses planning language for a west-side segment the City announced open in 2025.
Roads: under way, scheduled or planned
Road records answer different questions on different dates, so we give each one with its date.
| Project | What the record says | What it does not show |
|---|---|---|
| Goodwin Lane, FM 306 to Conrads Lane (South) | Status listed as construction in progress in a project-status table as of June 1, 2026, in an independent accountant's report on the City's roadway impact fees dated August 24, 2026 (City-hosted report). | Whether the work is finished or still under way today. |
| Conrads Lane and South Kowald Lane | The City calendar scheduled an improvement projects open house for October 22, 2026 (City calendar). | Construction dates, final design, budget or completion. |
| Alligator Creek Trail under Goodwin Lane | A later extension described in the August 2025 opening announcement. | That the extension is complete. |
| Alligator Creek trails east of I-35 | Envisioned connections on the City's Park Development page. | A completed trail. |
| Proposed roads on the Thoroughfare Plan | Planning classifications on the map dated December 23, 2025. | Approval, funding, construction or an opening date. |
For current status on a City project, the Capital Programs page links project information for work under way and recently completed. We did not find a current, corridor-specific TxDOT completion record for I-35 or FM 306, so we make no claim about that work or about commute or drive times.
Checking a specific address
Living near a trail or a named development settles none of the questions below. Each one has its own record.
City limits
The City's New to NB page explains that a New Braunfels mailing address does not necessarily mean a property is inside city limits, and that New Braunfels Utilities (NBU) service does not establish city residency either. The City points residents to its address-based General Reference Map. Record whether the result shows city limits, the City's extraterritorial jurisdiction (ETJ), which lies outside city limits, or somewhere else. Near a boundary, treat any map line as a starting point and confirm with the City.
Schools
No official source we used assigns a school district or campus to north New Braunfels or Creekside as a whole, so we name no campus here. Check in this order:
- Find the district. The Texas Education Agency's Finding a School page includes its School District Locator, a map of district information. A district result is not a campus assignment.
- For a Comal ISD address, use the district's Elementary Attendance Zones page, which includes a resource labeled "FeederPatterns 2026-27."
- For a New Braunfels ISD address, start with the enrollment page, labeled "2026-27 Registration." The district's Unicorn Elementary Rezoning page has an address-map search but is labeled 2025/2026, so ask the district which map applies to the year you plan to enroll.
- Confirm with the district when new construction, rezoning or the enrollment year leaves any doubt. District membership, attendance zone, transfers and bus eligibility are separate questions.
Water, wastewater and electric
NBU tells applicants to check whether it provides water or wastewater service to a property before starting a new connection (NBU new water connection). Its start, stop and transfer service page links an interactive service-area lookup. Then confirm water, wastewater and electric separately with the provider for the exact address. If wastewater service is not confirmed, find out what disposal system serves the property and get its records. Ask the confirmed water provider for its latest water-quality report. We did not verify one provider for the whole corridor.
Flood maps and drainage
FEMA's guide to Map Service Center search options separates an address search, which returns the current effective flood map, from "Search All Products," which can also return preliminary maps, historical products and Letters of Map Change. For a property here:
- Search the exact location and record the effective map panel and its effective date.
- Check for preliminary maps and map changes that affect it.
- Ask the responsible jurisdiction about drainage records, easements and nearby drainage facilities.
- Review the seller's disclosures, inspections, any elevation documentation and insurance information, and look at the access route to the property as well as the home.
A map result is not a flood-safety finding. We make no flood, drainage or insurance statement about any property in this area.
Taxes, HOAs and recorded restrictions
Confirm the county from the parcel record, not from the mailing city. Comal and Guadalupe each have their own appraisal district and county clerk.
- Appraisal record. The Comal Appraisal District property search works by address or property ID and cautions that its legal descriptions and acreage should be verified before legal use. Guadalupe Appraisal District has its own property search.
- Tax rates. Comal Appraisal District explains that each taxing unit sets its own tax rate (Comal AD structure). Identify the taxing units listed for the parcel and get that year's tax information for the property. A seller's exemptions and current bill may not match what a new owner pays. We publish no tax rate for this corridor.
- Plats, deed restrictions and HOAs. The Comal County Clerk lists land records and map and plat resources under its official public records, and Guadalupe County offers ROAM for its public records. Use the right county to find the plat, declaration and any amendments, then get current association documents, fees and rules from the parties to the transaction. A marketing description or an empty search result is not proof that no HOA applies.
Where to look up a property in north New Braunfels
| Question | Where to check | What it does not settle |
|---|---|---|
| Inside city limits? | The General Reference Map linked from the City's New to NB page, using the exact address. | A New Braunfels mailing address or NBU service is not proof. |
| School district | TEA Finding a School resources. | A district result is not a campus assignment. |
| Attendance zone | Comal ISD attendance zones or NBISD enrollment, then the district. | Map labels are year-specific; confirm the enrollment year. |
| Water and wastewater | NBU service-area lookup, then the provider for each service. | A lookup result is not a connection or capacity guarantee. |
| Flood map | FEMA Map Service Center address search and "Search All Products" (FEMA search guide). | Drainage, flood history or insurance cost. |
| Appraisal and taxing units | Comal AD or Guadalupe AD property search. | Legal description, or a new owner's tax bill. |
| Restrictions and HOA | Comal County Clerk or Guadalupe County ROAM. | Current dues, rules or account status. |
| Nearby City projects | City Capital Programs. | TxDOT work on I-35 or FM 306. |
Buying, renting or selling here
- Buyers: match the parcel across the appraisal record, title documents and recorded plat, then work through city limits, the school year, utilities, flood and drainage records, taxes and restrictions before relying on how a listing describes the location.
- Renters: confirm the school and utility arrangements for the exact unit. Get written terms on utility billing, parking, access and community rules, and check provider information rather than relying only on a landlord's description.
- Sellers: keep records behind every factual claim in the listing. Say which nearby trails are open and which connections are only planned, and leave out school, provider, tax or HOA statements you cannot document.
What we could not document
As of October 31, 2026, these were not documented in the sources we used. Each one is a question for the specific property or the responsible agency, not a sign that something is absent:
- An official boundary, street list or subdivision list for north New Braunfels or Creekside.
- A school district or campus for the corridor as a whole.
- One water, wastewater, electric or internet provider for the corridor, or water-quality results for a specific system.
- The flood zone, drainage record or insurance cost for any property.
- A combined tax rate, HOA status or dues for the corridor.
- Whether the Goodwin Lane segment is finished today, and construction dates or budgets for Conrads Lane and South Kowald Lane.
- Current TxDOT completion records for I-35 or FM 306 near Creekside, and any drive or commute times.
- The businesses operating at Creekside Town Center.
- Northwest Park's acreage, trail mileage, trailhead address and full facility list.
- A continuous trail connection between the places named in this guide.
- Market figures for homes in this area.
