Your Step-By-Step Roadmap

1. Clarify What Is First For You

  • Note whether this is your first home, your first use of VA entitlement, or both.
  • Write down your target report date, current lease end, and preferred work location.
  • List commute tolerance, household size, and property type.

2. Confirm Eligibility And Request The COE

  • Review the official VA eligibility page for your service category.
  • Request a Certificate of Eligibility through VA.gov, or ask a lender to obtain it.
  • Remember that a COE shows eligibility and is not a loan approval.

3. Compare Lenders In Writing

  • Interview more than one lender with current VA purchase experience.
  • Request written Loan Estimates and a complete monthly-payment worksheet.
  • Ask each lender to show the funding fee, any exemption, and its effect on the payment.

4. Build Your Cash-To-Close Plan

Zero down does not mean zero cash. Plan for the items that can still be due:

  • Earnest money and any option fee or contract consideration where applicable.
  • General home inspection and any specialist inspections.
  • Prepaid homeowners insurance and initial escrow funding for taxes and insurance.
  • Allowed closing costs.
  • Moving, utility setup, immediate repairs, and a first-year homeowner reserve.

Only a lender and closing team can provide a transaction-specific cash-to-close amount. Review the Loan Estimate early and the Closing Disclosure before closing.

5. Search With A San Antonio And JBSA Lens

  • Compare San Antonio, nearby cities, and JBSA commute patterns.
  • Include property taxes, insurance, homeowners association rules, and utilities.
  • Weigh property condition, insurability, and resale factors.

6. Structure And Submit The Offer

  • Balance price, timing, financing, appraisal, and inspection terms.
  • Consider requesting negotiated seller assistance within VA and lender rules.
  • Understand that no offer structure guarantees seller acceptance.

7. Complete Due Diligence

  • Manage inspection, specialist opinions, title review, and insurance within the contract timeline.
  • Coordinate the VA appraisal through the lender and track lender conditions.
  • Remember the VA appraisal supports value and minimum property requirements and does not replace a buyer inspection.

8. Review Final Numbers And Close

  • Compare the Closing Disclosure with your expected loan and cash plan.
  • Ask every question before funds are due.
  • Keep a first-year reserve for repairs, deductibles, and ownership costs.
