Von Ormy Sets Its City Property Tax Rate to $0: What Buyers Should Know
The city portion is going to zero. The rest of a property's tax bill is not. Here is how to estimate the difference and verify whether a specific home is actually inside Von Ormy.

Von Ormy's Board of Commissioners reportedly voted 2-1 on September 10, 2026, to set the city's property-tax rate at $0 for fiscal year 2026-27. That is a real reduction for taxable property inside the city limits, but it does not erase county, school, hospital, college, emergency-services, or other property taxes tied to the parcel.
What did Von Ormy change?
An official September 11 release from the Office of Mayor Art Martinez de Vara says Commissioner Sammy Martinez moved to reduce the municipal property-tax rate from $0.1200 to $0.0000 for fiscal year 2026-27 and that the motion passed 2-1 at the September 10 meeting. The city's meeting schedule independently confirms that a regular Board of Commissioners meeting was scheduled for that date.
The city's final signed tax-rate order, adopted budget, individual roll-call votes, and approved September 10 minutes were not publicly retrievable when this guide was reviewed. Until those records appear, describe the action as officially reported rather than treating the press release as the final legislative record. Do not infer which commissioner cast the dissenting vote.
Does Von Ormy now have zero property taxes?
No. The precise statement is that the City of Von Ormy municipal property-tax rate is reported at $0 for 2026-27.
Texas has no state property tax. Local taxing units set separate rates, and a parcel can sit inside several of them at once. Depending on the exact address, the bill can still include Bexar County, a school district, University Health, Alamo Colleges District, the San Antonio River Authority, a road-and-flood unit, an emergency-services district, or another special district.
The city vote changes only the City of Von Ormy line. It does not cancel older delinquent taxes, utility charges, permit fees, assessments, or taxes levied by another unit.
How much could the $0 city rate save?
Compared with the official 2025 city rate of $0.12 per $100, the direct city-tax reduction equals $120 per year for each $100,000 of city-taxable value.
| City-taxable value | Prior city amount | Reported new city amount | Monthly equivalent |
|---|---|---|---|
| $200,000 | $240 per year | $0 | $20 |
| $250,000 | $300 per year | $0 | $25 |
| $300,000 | $360 per year | $0 | $30 |
| $400,000 | $480 per year | $0 | $40 |
These examples isolate one line of the tax bill. They use taxable value, not sale price, and they are not tax quotes. Exemptions can produce different taxable values for different taxing units.
Does every property with a Von Ormy address get the $0 city rate?
No. A Von Ormy mailing address or a 78073 ZIP code does not prove that a property is inside the incorporated city limits. Postal names routinely extend beyond municipal boundaries.
Use the official Bexar County property-tax database to search the exact parcel. Confirm that City of Von Ormy, entity 47, appears in the taxing-unit list. Then review every other entity on the same record. Two nearby homes marketed as Von Ormy can have different tax stacks.
Why might a property record still show the old rate?
Public databases, listing portals, lenders, and mortgage servicers update on different schedules. A portal may still show a historical tax bill or use the previous year's rate in a monthly-payment estimate. That figure can be useful context, but it is not the same as a finalized 2026-27 parcel-level tax calculation.
Ask what tax year the estimate uses. For a purchase, compare the official parcel record, the current owner's exemptions, the city's final adopted rate record when available, and the other taxing units' rates before relying on a total.
Will an owner's mortgage payment fall right away?
Usually not. An escrowed mortgage payment includes estimated property taxes and insurance. The servicer adjusts the escrow portion through an analysis using the bills and estimates available to it. A council vote does not automatically recalculate the next payment.

What should a buyer verify before making an offer?
- Search the exact parcel in the official Bexar County property-tax database.
- Confirm whether City of Von Ormy appears in the taxing-unit list.
- Read every other taxing unit, including the school district and any ESD, MUD, PID, or SID.
- Check which exemptions the current owner receives. A seller's bill may not predict a buyer's bill.
- Ask the lender you choose which tax year and parcel assumptions are in the payment estimate.
- Compare insurance, HOA dues, condition, utilities, commute, and resale fit alongside the city-tax reduction.

Will the change make Von Ormy homes more valuable?
The lower city line can make a home inside Von Ormy more attractive to a buyer comparing total monthly costs. It may also distinguish incorporated parcels from nearby homes with a Von Ormy mailing address but a different municipal status.
Keep the scale in view. On $300,000 of city-taxable value, the change from $0.12 to $0 is about $360 per year. School taxes, insurance, property condition, financing, and special-district charges can move the budget by more. The city-rate change is a useful advantage, not a substitute for full due diligence.
Frequently asked questions
Did Von Ormy eliminate all property taxes?
No. The reported vote sets the municipal rate at $0. Other taxing units can still tax the property.
How much does the change save on $250,000 of city-taxable value?
Compared with the 2025 city rate of $0.12 per $100, the City of Von Ormy component falls by about $300 per year, or $25 per month. That is not a complete property-tax estimate.
Does the 78073 ZIP code guarantee the $0 city rate?
No. Verify the exact parcel and confirm that City of Von Ormy appears in its official taxing-unit list.
Is the $0 rate permanent?
No future rate is guaranteed. Texas taxing units adopt rates on an annual cycle. This report concerns fiscal year 2026-27.
