What the Numbers Mean
September cooled a bit. Sales edged lower than a year earlier, prices slipped about 2%, and homes took longer to sell, at 88 days on average. Pending sales fell 16% year over year, which points to a quieter stretch heading into late fall.
Bexar County sales were up 6%, but prices there dropped further than in the wider metro.
What It Means for Buyers
You have more listings to choose from, more time to decide, and homes are closing at 92.4% of original list price on average. Use that leverage carefully: inspect thoroughly, ask for repairs or credits where they're justified, and lock your payment math before you commit.
What It Means for Sellers
Fall buyers are fewer and more selective. If you're listing now, price from current competition and recent closed sales, make the home show well, and be ready to negotiate. If your timeline is flexible, talk through whether to list now or wait for spring.
A Note on New Construction
SABOR's September release doesn't report new-construction figures. If you're considering a new build, ask builders what incentives they're currently offering, and compare those offers side by side with resale options.

Questions About San Antonio Market Update September 2026
Do September 2026 market averages tell me what one home is worth?
No. Metro sales, price, inventory, and days-on-market figures give you context. The value of a specific home depends on recent comparable sales, location, condition, property type, and competition in its price range.
