What the Numbers Mean
Sales kept growing in August, up 4% from a year earlier. Inventory dipped below six months to 5.87, and new listings were down 5%. Homes are still taking longer to sell, averaging 82 days.
Inside Bexar County, sales rose 8.8% while the median and average prices both dipped about 3%. That's a reminder that results vary by area.
Editor's note: SABOR's narrative says average and median prices were unchanged from August 2025, but the comparison table in the same release lists August 2025 at $310,000 median and $382,419 average. We've quoted both as SABOR published them. Check the source before you rely on the year-over-year direction.
What It Means for Buyers
Buyers still have time and choice. Homes sold for 92.8% of original list price on average and sat 82 days. In Bexar County, softer median prices may give you more room in some neighborhoods. Inventory is a little tighter than in early summer, so the best-priced homes in popular areas can still move quickly.
What It Means for Sellers
Fewer new listings means slightly less fresh competition, but buyers are patient and price-sensitive. Expect negotiation, price from recent nearby sales rather than last year's headlines, and think about whether a buyer credit could work better than a price cut.
A Note on New Construction
SABOR's August release doesn't report new-construction figures. In areas with active building, new homes compete directly with resale listings sitting longer on the market. Compare total cost and contract terms, including builder incentives, closing timelines, and HOA and tax rates, rather than base price alone.

No. Metro sales, price, inventory, and days-on-market figures give you context. The value of a specific home depends on recent comparable sales, location, condition, property type, and competition in its price range.
