New Homes in SATX: Browse New Construction and Tour With Your Own Agent

Shopping for a new build around San Antonio often means jumping between builder websites, model homes and sales offices. To make that first step easier, Jonathan Morris keeps a saved search of new construction homes on New Home Buddy, called New Homes in SATX. You can open it and browse at your own pace.

Here is what the search shows, how to use it, and why it pays to bring your own agent before you tour.

What you will see in the search

The page is labeled "Prepared by Jonathan Morris" and opens to a map with a list of homes beside it. Each home card shows:

  • Photos, with the builder's logo on the image
  • The price (or a "Starting from" price for a floor plan)
  • Build status, such as Move In Ready, an expected ready month, or an estimated build time
  • Beds, baths and square feet
  • The community and, for specific homes, the street address

Open any home for the full photo gallery, home and community details, and a Request a Tour button. New Home Buddy describes its listings as 100% new construction, with live inventory and builder incentives from the builders themselves. The site also notes that pricing can lag the builder's latest numbers, so always confirm price, incentives and availability with the builder and your agent.

Why tour new builds with your own agent

The onsite sales team works for the builder. The people in the model home are often helpful and knowledgeable, but their job is to represent the builder's interests. Having your own agent means someone is looking out for yours.

Register your agent before your first visit. Many builders require a buyer's agent to be registered, or to come along, at your very first visit to a community. If you walk in alone and sign in, some builders may not recognize an agent you bring later. Policies vary by builder, so ask before you tour, or let us register for you.

Compare options side by side. Floor plans, lot choices, build timelines and incentives can differ a lot between communities. An agent can help you compare them and think through what matters most to you.

Get help with the contract. An agent can review the purchase contract with you, walk through the terms, help you keep track of deadlines, and flag questions to raise with the builder, a lender or an attorney.

What about cost? In many new construction sales, the builder pays the buyer's agent commission. Arrangements vary, so confirm with the builder and your agent before you sign anything.
