Universal City does not always get the spotlight that San Antonio or New Braunfels enjoy, but for families—especially military families and first-time buyers—it checks a lot of boxes. Tucked between San Antonio and Schertz along the I-35 corridor, Universal City offers a blend of affordability, convenience, and community that is hard to find at this price point anywhere else in the metro area.

1. Proximity to JBSA-Randolph Is a Game-Changer
Universal City sits directly adjacent to Joint Base San Antonio-Randolph, which makes it one of the most convenient communities in the San Antonio area for military families. If you or your spouse report to Randolph, your commute could be as short as five to ten minutes—no highway merging, no traffic stress, and you are home in time for dinner.
For families in the middle of a PCS, that proximity matters more than almost anything else. You settle into a home, get the kids enrolled, and start building a routine—all without the daily grind of a long commute. We have seen it make a real difference in how quickly a family feels at home after a move.
Even if you work at another JBSA installation—Fort Sam Houston or Lackland—the drive is manageable. Fort Sam is roughly 15 to 20 minutes west, and Lackland is about 30 minutes down I-35 or I-10.
2. Housing That Actually Fits Your Budget
One of the biggest reasons people look at Universal City is the price. The median home sale price generally falls in the $260,000 to $325,000 range, which is noticeably lower than comparable homes in San Antonio proper or New Braunfels. You get more square footage, larger lots, and newer construction for your money.
Many of the homes in Universal City and the surrounding area were built in the 2000s and 2010s, so you will find open floor plans, two-car garages, and established landscaping—the kind of practical, move-in-ready homes that first-time buyers and growing families are looking for. There are also newer subdivisions with updated builds if that is more your style.
For VA buyers, the affordability combined with zero-down financing makes Universal City an especially strong option. You can get into a solid home with very little out of pocket.
3. The Retail and Dining Scene Is Growing
Universal City itself is a smaller city, but it sits in the middle of a rapidly developing corridor. The Live Oak and Selma areas immediately to the east have exploded with new retail, restaurants, and entertainment in recent years. You have got access to major shopping centers, national chains, and a growing number of locally owned spots without having to drive into San Antonio.
Favorites in the area include a mix of casual dining, coffee shops, and the kind of practical everyday retail—grocery stores, gyms, medical offices—that makes daily life easy. The The Forum at Olympia Parkway and the commercial developments along Pat Booker Road give you plenty of options within a short drive.
And if you want the full San Antonio dining and nightlife scene, you are just 20 to 25 minutes from the Riverwalk, the Pearl, and the rest of what the city offers.
4. SCUCISD Is One of the Area's Strong School Districts
Universal City is served by the Schertz-Cibolo-Universal City Independent School District (SCUCISD), which is one of the better-regarded districts in the greater San Antonio area. The district has grown alongside the community and consistently earns solid academic ratings.
Key schools in the Universal City zone include Roy J. Wells Middle School and Doling Elementary, along with access to Samuel Clemens High School in nearby Schertz, which is known for strong academics, athletics, and fine arts programs. For many families, the school district alone is reason enough to look at Universal City over other nearby communities.
SCUCISD also offers a number of programs for military-connected students, including transfer options and support services that make transitions smoother for families arriving on a PCS timeline.
5. The Commute to Downtown San Antonio Is Shorter Than You Think
A lot of people hear "Universal City" and assume it is far out, but the reality is that you are looking at a 23- to 30-minute drive to downtown San Antonio under normal traffic conditions. That puts you within easy reach of the Pearl, the Riverwalk, the medical center, and the major employment centers around the city.
The I-35 corridor runs right through the area, and the newer road improvements around Pat Booker Road and-loop access have made getting around easier than it was even a few years ago. For households where one partner works on the east side of San Antonio or at one of the military installations, the commute is even shorter.
When you compare that to what you would spend driving in from New Braunfels or out toward Helotes, Universal City offers a strong middle ground: close enough to the city for work and entertainment, far enough out to feel like a different pace of life.

Universal City is not the flashiest name in San Antonio real estate, but it is one of the most practical. Military families love the proximity to Randolph. First-time buyers love the price point. And everyone appreciates the short commute and growing community around them.
